All numbers are seasonally adjusted.<\/p>\n<p>On a year-over-year basis, U.S. home prices were down 1.2% nationally.<\/p>\n<p>Home prices grew the most on an annual basis in Chicago, Cleveland, and New York, according to the Case-Shiller report.<\/p>\n<p>Despite an average 30-year mortgage rate of over 7%, buyer demand hasn\u2019t dried up.<\/p>\n<p><strong>See: <\/strong>Avoiding the 30-year mortgage loan trap can save you hundreds of thousands of dollars<\/p>\n<p>And a persistent lack of home listings has pushed up home prices, as buyers converge on a limited number of homes on the market. Home prices were the strongest in New England, according to the government\u2019s data.<\/p>\n<p>And over the last year, the FHFA index was up 3.1%. The agency also said that home prices rose 3% between the second quarters of 2022 and 2023.\u00a0<\/p>\n<p><strong>Big picture: <\/strong>Home prices went up in June as the housing market continues to be hampered by its inventory woes. Homeowners who have no reason to sell hang on to their homes, and buyers converge on a limited number of home listings.\u00a0 <\/p>\n<p><strong>What S&amp;P said:<\/strong> \u201cRegional differences continue to be striking,\u201d Craig J. Lazzara, managing director at S&amp;P DJI, said.\u00a0<\/p>\n<div data-layout=\"wrap\n                \" data-layout-mobile=\"\" class=\"\n          media-object\n          type-InsetMediaIllustration\n            wrap\n  article__inset\n          article__inset--type-InsetMediaIllustration\n            article__inset--wrap\n  \"><\/p>\n<p>          <!-- eventually when we know what this card will be we can change it and leave this one --><\/p>\n<figure class=\"\n        media-object-image\n        enlarge-image\n        img-wrap\n        article__inset__image\n      \" itemscope=\"\" itemtype=\"http:\/\/schema.org\/ImageObject\"><\/p>\n<\/figure><\/div>\n<p>\u201cOn a year-over-year basis, June\u2019s three best-performing cities were Chicago (+4.2%), Cleveland (+4.1%), and New York (+3.4%),\u201d he said, while \u201cthe worst performers continue to be in the Pacific and Mountain time zones.\u201d\u00a0<\/p>\n<p>Lazzara also noted that prices rose in all 20 cities in June on a month-over-month basis. <\/p>\n<p>Overall, home prices have held up amid a sharp rise in interest rates engineered by the Federal Reserve to reduce inflation.  \u201cWe recognize that the market\u2019s gains could be truncated by increases in mortgage rates or by general economic weakness, but the breadth and strength of this month\u2019s report are consistent with an optimistic view of future results,\u201d Lazzara added.<\/p>\n<p><strong>What are they saying?<\/strong> The Case-Shiller data reflects the housing market in June, which is \u201cdifferent\u201d from today, Lisa Sturtevant, chief economist at Bright MLS, said in a statement. <\/p>\n<p>Rates are over 7% and home sales have fallen to the lowest level since 2010, which may push more buyers out of the market, she added. And given the \u201crobust economy and low supply, don\u2019t expect a major price correction, but it\u2019s likely we\u2019ll see modest year-over-year price declines in many markets this fall,\u201d Sturtevant said.<\/p>\n<p><strong>Market reaction:<\/strong> U.S. tocks<br \/>\n        DJIA<\/p>\n<p>        SPX<br \/>\n       were up in early trading on Tuesday.
